Buyer’s Agent vs. Listing Agent
Two types of agents that are apart of the transfer of property process. Buyer’s Agent will be represented by the party that is interested in purchasing the property. The seller’s agent, known as listing agent, represents the seller of the interested property.
Title is a bundle of rights in relation a property, the party owns a legal or equitable interest. These rights are separated and held by different parties (sellers/buyers attorney).
A mortgage is a legal agreement made up of the capital (the amount borrowed) and interest charged on a loan in order to take the title of a property.
A short sales is an alternative to a foreclosure, the property owner needs to sell because they are financially distressed. This process is when a mortgage lender agrees to sell for less the amount owed instead of taking the property back.
The purpose of an escrow is to have a trusted and neutral stakeholder who has custody of a deed (seller) or money (buyer) which will only be given when certain conditions are met. For example, the seller’s deed will be delivered as soon the buyer’s payment is received and all other conditions are met.
A written and signed legal document that used to transfer ownership of a property from the grantor (old owner) to grantee (new owner).
An estimate of a property’s value based on a comparisons that have been sold within the area. When applying for a mortgage, lenders require this document.
This is a standard examination of a property and is conducted by a trained inspector. Normally this is conducted before or during the offer process of a property. Examinations cover essential factors such as heating/air conditioning system, interior plumbing, electrical systems, roof, attic, visible insulation, walls ceilings, floors, windows, doors, foundation and structural condition of the property.
When placing an offer on a home, there can be specifications of certain conditions that must be met before the deal is completed.
Financing contingency will make sure that a mortgage is secured.
Inspection contingency ensures the property is in expected conditions.
Appraisal contingency ensures that the value is close to what the agreed upon offer actually is.
